In cases like this, the simple solution is the VDS-1x HDMI downscaler.

The VDS-1x converts 4K video to 1080p in real time with no latency or tearing. Engineered to support even the highest resolution UHD content, the downscaler also offers an optical audio output, and a low profile design, small enough to fit behind any TV.
